Landlord Fees and Services - Townsend Chartered Surveyors

Our letting for rental property is:

Find A Tenant – A service covering every aspect of letting a residential property, charged at 10% plus VAT (effective rate 12% including VAT) of the annual rental income.

Includes all the works required to find a tenant up to agreeing Heads of Terms including collecting references. A charge of 10%+VAT on the agreed rental at an annualised rate (effective rate 12% including VAT) of the annual rental income.

Management – Further hourly rate charges (£75-£100 per hour plus 6.5% disbursements plus VAT) (effective rate £95.85-£127.80 per hour including disbursements and VAT) apply having found a tenant and agreed Heads of Terms for preparing leases and proceeding to an exchange of contracts and covering other services needed. For all Landlords, we can make arrangement for the commissioning of third party services to provide obligatory documentation (such as Gas Safety certification or EPC provision), and recommended services (such as Legionella testing, PAT testing, and third-party inventories). Third Party services include the following, and are subject to quotation as they are dependent on the size and scope of the property and the works required. Charges are made through Townsend Chartered Surveyors, but the works are commissioned from external contractors at our preferential rates:

Energy Performance Certificates (EPC)
Independent Inventories
Gas Safety Certificate
Electrical Installation Condition Report (EICR)
Legionnaires Risk Assessment
Portable Appliance Testing (PAT)

…and other certifications as may be required from time to time i.e. Health & Safety certificates.

All fees stated relate to each property let.
