Land at Claw Hill

Secluded southwesterly and northwest facing pasture land in two enclosures deer fenced with a new barn, delightful mature valley broadleaf woodland and a stream, in a private and secluded valley location, with the pasture land recently planted up in 2007 with broadleaf whips under the Woodland Grant Scheme.

Agricultural/forestry prior approval was provided by Mid Devon District Council in November 2008 for the erection of a building for storage and maintenance of agricultural equipment. The barn is a portal timber frame with fibre cement sheeted roof, timber clad walls with a full partition and doorway into a rear room 4m x 6m with a single window and external side door. The main entrance is 3m wide and 6m with high double doors leading onto a concrete floor throughout.

The barn is located next to the entrance at the highest point on the land with stunning distant views to the South and there clearly is potential for future development of the site subject to the usual consents.

Holly Water is a meandering stream running through broadleaf woodland with carpets of bluebells and a wide range of untouched wild flowers including primroses and orchids. The Holly Water woodland is on the south west boundary with further areas of woodland including Silver Birch on the west boundary. This small woodland valley has been untouched for many years and provides a quiet secluded wildlife oasis.
