The land is on the southern fringes of the Mendip Hills Area of Outstanding Natural Beauty above the village of Draycott between Cheddar and Wells, and is well known for being a major centre of strawberry producers, with a sheltered south-westerly aspect. The land is at a height above sea level ranging from approximately 490 to 620 feet (150 -190 metres) and is adjacent to the Draycott Sleights Nature Reserve, which has a range of footpaths and a bridleway that gives access to the top of the Mendips.
The land is currently split into five enclosures. Field boundaries consist of established live hedges, traditional Mendip stone walls and mixed wooden post and wire fencing. The land is in permanent pasture with a soil type of ’Crwbin’ which consists of shallow well drained loamy soils over limestone which supports herb-rich grassland of good grazing and cutting value. The land is suited for a variety of uses, including equestrian and stock-rearing, and is south-west facing with far-reaching views over the Somerset Levels. The Mendips are known for having a mild climate with the south-westerly aspect of the hills making the area warm and wet, benefiting from the Azores High during the summer. The grass growth is therefore often quicker and earlier, which results in higher yields and a higher number of cuts per season.
