LOCATION The land, formerly part of the Pynes Estate and on the market for the first time in nearly 300 years, is located to the North of the city of Exeter and has good access, being only 140 yards from the A377 Exeter to Crediton road. The land is close to the hamlet of Langford and is situated in the bottom of the River Creedy valley before it runs into the River Exe. Exeter Livestock Centre, which is the largest livestock market in Devon, is only 6 miles to the South.

DESCRIPTION The farmland of 21.36 acres is split into four stock-proof enclosures in permanent pasture, three of which, totalling 18 acres, are level and mowable. The remainder of the land forms a south-facing slope which is bordered by established broadleaf woodland. The internal boundaries consist of established live hedges and new stock fencing of single strand barbed wire above sheep netting. All of the internal fencing on the land was replaced, and the boundary fence was overhauled, in September 2009. These works also extended to new gates and the clearing of the ditches and culverts.

The majority of the land is classified as soil type ’Halstow’ which is a mixture of well drained fine loamy soils and shallow clayey soils often over shale. The land is suited for a variety of uses including equestrian and stock rearing use and is south-facing, sheltered by valley sides to the North and South, with woodland along the Northern boundary. A local railway line makes up the Southern boundary, which belongs to Network Rail.
