LAND All of the land is listed as Grade 3 on the Ministry of Agriculture, Fisheries & Food’s Agricultural Land Classification. The soil type is predominantly DENBIGH 1; well drained fine loamy and fine silty soils over rock. Some similar soils with slowly permeable subsoils and slight seasonal waterlogging. Shallow soils and some bare rock locally. All the grassland is permanent pasture.
The yard at Higher Hembeer can be used by the Licensee for loading and the unloading but not for holding stock. The Licensor is prepared to consider contributing £750 towards materials used for the construction of a livestock handling system, subject to details being agreed and a separate agreement. Suggested locations are shown on the land plan.

The Licensor will top at least once every season during the term of the licence. Timing will be in line with the ELS agreement and having first liaised with the Licensee. The Licensee will not be expected to control weeds, which otherwise the Licensor will control, but the extent or frequency of the control will be at the Licensor’s discretion. Should the Licensee cut or mow any fields during the Licence period the Licensee will pay for a dressing of a 0.10.10 compound fertiliser at a rate of 250kg per hectare (2 cwt per acre) per cut. Any applications of fertiliser the Licensee considers beneficial to his use of the grass will need to be arranged through the Licensor, at cost. The Licensor will be providing free of change poultry manure.
