Some rare opportunities for sport on the edge of Exeter have come to the market with a beat on the lower River Exe which has some of the best salmon fishing in the region and some land adjoining the river with excellent wildfowl shooting.
The 233 yards of single bank salmon and trout fishing on the river Exe at Stoke Canon (fishing at Stoke Canon), originally owned by the Church Commission, changed hands in 1999 and we acted as agents selling the same beat to the current owner in 2000. As probably now the leading agents for fishing on the lower Exe we have over the last fifteen years seen dramatic increases in the value of this type of fishing. Discerning purchasers are only too happy to avoid the long trek north to the Scottish salmon rivers when such good fishing can be found closer to home. This beat also includes the Riparian rights which are the freehold ownership of the riverbed up to midstream point and five foot of the bank. Also included is the right to trim bushes and trees up to fifteen feet back from the bank which guarantees free casting. This fishing goes to informal tender on the 5th December with a guide of £35,000 which now equates to the current salmon beat values not only on the Exe but also other major Devon rivers.
The 26 acres of land at Brampford Speke is also for offer by informal tender by the 5th December and lies on the bend of the river below Brampford Speke with access via a pedestrian bridge and river ford. The three grassland enclosures provide sought after finishing ground for summer stock particularly favoured by being so close to Exeter Livestock Market. It also has some wonderfully flat land, ideal for conservation and plenty of river frontage for watering stock. Wide interest is expected not only for its agricultural value but also for the wildfowling, amenity and wildlife interest less than four miles from Exeter and in walking distance of Brampford Speke village.  The guide of less than £7,000 per acre has meant not only the fishing but also the land has already created a lot of interest.
